Has the easy money already been made in UK commercial and residential property?

Peter Cosmetatos, Chief Executive Officer of Commercial Real Estate Finance Council Europe and Sophie Chick, an associate within Savills' Residential research department, will discuss the UK commercial and residential property markets:

  • Transparency, stability and regulation in commercial debt markets - recommendations from the Real Estate Finance Group's Vision report.
  • The current performance of the prime housing market.
  • Mansion tax.
  • Are non-resident investors in UK residential property deserving of current criticism?

Presenter Details:
Peter Cosmetatos – Peter Cosmetatos has been chief executive of the Commercial Real Estate Finance Council Europe (CREFC Europe), the voice of the European commercial property finance industry, since October 2013. He joined CREFC Europe after more than five years as finance policy director at the British Property Federation, a trade association that represents those developing or investing in UK property. His policy role at the BPF included REITs, stamp duty and other taxes, financial regulation and its effects on the property industry, and exploring how tax-based tools might be used to promote sustainability, regeneration and investment in the private rented sector. Before that, he spent almost a decade as a tax lawyer, mostly at Freshfields, focusing particularly on real estate and real estate financing transactions. Peter is also a member of the Real Estate Finance Group and principal author of its final report. That report, A Vision for Real Estate Finance in the UK, sets out a number of recommendations for improving the resilience of the UK financial system in the face of the property cycle while maintaining a sustainable flow of credit to commercial property through the cycle. He looks forward to progressing that agenda in his new role, while also developing CREFC Europe's existing educational and best practice work and strengthening relationships and engagement with regulators, investors and borrowers.

Sophie Chick – Sophie Chick is an associate within Savills Residential research department and researches all aspects of the housing market, specialising in monitoring the prime residential markets across London and the UK. She is responsible for overseeing much of the department's in-house data, notably the development of the prime property indices and the supply and demand indicators. Sophie regularly writes commentary on the market, articles in various department publications and provides bespoke research for both local and national press. In addition, she presents Savills views on the residential property market and outlook both internally and externally. She joined Savills research department in early 2010 having previously graduated from the University of Bristol with an MSci (Hons) in physics with a year in Europe.
