  • Represented a debt fund in connection with the origination of a $188 million mortgage loan secured by a multi-use luxury apartment complex located in New Jersey, consisting of approximately 500 market rate, affordable and senior living apartment units and approximately 60,000 square feet of retail space, and including PILOT, redevelopment agreement, and RAB bond features.
  • Represented a publicly traded lender in connection with the origination of an approximately $220 million mortgage loan secured by a portfolio of nine industrial assets located across various states, consisting of approximately 3.2 million rentable square feet of industrial space, and including a “TIF” feature, and the simultaneous loan participation and on-boarding onto a repurchase facility with an international bank.
  • Represented a leading real estate investment firm in connection with the origination of an approximately $90 million combined mortgage and mezzanine refinancing of a stabilized multifamily property comprised of more than 350 units, and involving a tenant-in-common ownership structure, and the simultaneous on-boarding into a tax seasoning back-leverage facility with an international bank.
  • Represented a publicly traded lender in connection with the origination of an approximately $150 million construction loan secured by two entitled industrial development sites in the Northeast comprised of more than one million square feet of planned warehouse space, and including “PILOT” and Redevelopment Agreement features.
  • Represented a debt fund in connection with the origination of an approximately $132 million combined mortgage and mezzanine construction financing for a multifamily and retail development in New York City, comprised of nearly 300 residential units, an including a complex zoning and tax-exemption framework, and a simultaneous note-on-note back-leverage financing.
  • Represented a registered investment advisor and insurance company in connection with the origination of an approximately $75 million mortgage loan secured by a portfolio of industrial outdoor storage properties in a major Northeast logistics market, with co-lender arrangement and the simultaneous addition of the loan to a repurchase facility with a national bank.
  • Represented leading real estate investment firm in connection with the origination of an approximately $53 million mortgage loan secured by a multistate portfolio of nine self-storage facilities totaling more than 600,000 square feet of rentable space, and the subsequent on-boarding into CMBS securitization facility.
  • Represented a debt fund, as mezzanine lender, in connection with an approximately $77 million combined mortgage and mezzanine construction financing secured by a four-building industrial complex totaling nearly one million square feet, involving a senior loan originated by a national insurance company and sponsorship by institutional real estate investors, and including intercreditor negotiations.
  • Represented international banks, as administrative agents and lenders, in connection with the origination of several note-on-note financing facilities to major institutional lenders totaling in excess of $500 million.
Bio

Bobby Cook represents debt funds, banks, insurance companies, and other major financial institutions in connection with complex real estate transactions across the capital stack, including the origination of construction, bridge and term mortgage loans, mezzanine loans, and preferred equity investments, loan workouts, restructurings, sales, and enforcement actions, and the negotiation of intercreditor, co-lender and participation agreements.  His practice spans a wide range of asset classes—including multifamily, industrial, office, retail, hospitality, data center, IOS, and manufactured housing properties—with transactions throughout the United States.

Mr. Cook also has significant experience advising clients on secondary market transactions, including note-on-note and repurchase facilities. 

He regularly handles multi-tranche capital structures, complicated construction loans, and large portfolio transactions, and is recognized for being responsive and thoughtful, and for his commercial approach to negotiations and transaction execution.
