Battery storage as a return driver for existing properties The article by Cüneyt Andac (Counsel, King & Spalding) and Tanju Doganay (Managing Partner of the QALITEC Group) demonstrates that battery energy storage systems (BESS) offer institutional investors an attractive opportunity to increase the value and returns of existing properties. Existing properties already benefit from significant location advantages, such as available space, grid connections, and known consumption profiles, enabling storage projects to be implemented more quickly and economically than many new-build projects. Additional revenue is generated through electricity trading and the provision of balancing energy, while new regulations have significantly improved the legal and tax framework. Depending on their risk appetite, investors can choose between rental, lease, or operator models. In view of strong market growth and limited grid capacity, the authors see existing grid connections in particular as an underestimated value driver for real estate portfolios.
